1. From my experience the fastest way to sell a house is to price it right. Your house has to be the best house for the lowest price that one can buy. 2. If you are not looking to spend money and make your house look better, the second thing that works best is to clean the house (inside and outside) and remove all the clutter. 3. If you are not working with a real estate agent, you also need to market a house on craigslits, zillow and postlets. Also get bandit signs, write on them 3bd, 2 bath or whatever your house has, put price on it, because people pay 85% less attention to signs that don’t have prices and install bandit signs at the property and also on busy roads pointing towards location of your house. 4. If you a looking to get a top dollar for your house and spend $3000-$5000 on minor improvements this is what works the best: a. paint inside and outside, including kitchen cabinets, vanity and trim using natural colors. b. plant some flowers at the front of the house, add some mulch to create a curb appeal. c. replace hardware on your cabinets in the kitchen, door handles. d. replace kitchen and bathroom faucets, replace light fixtures and stage the house with a nice furniture, buy several decorations and watch on youtube how to stage a house.
